To confirm your booking, the payment gateway will process your 20% deposit, the balance is payable on either check-in or check-out. If you booking by phone we will require some credit card details at the time of booking.

Please Note:  you may get a Stripe Payment alert when making your booking . This is normal as we capture credit card information in our reservation manager system -both of these are API compliant.

It would be greatly appreciated if you would choose to book with us directly, this saves us paying huge commissions to overseas companies.

Booking Requirements

  • We use a channel manager and have a varied minimum night policy , generally our minimum stay is 2 nights for the Lodge and 3 for Arcadia Cottage
  • To confirm your reservation, we require a 25% deposit that refundable subject to our cancellation policy.
  • The balance may be settled when checking out. If using a credit card, a bank surcharge of 2.95 % is applied. We also accept NZ bank transfers and NZ cash.

Cancellation & Covid Policy

  • Our cancellation policy is seven days or less, otherwise a full cancellation fee applies. 
  • If we can rebook your room, we will reimburse you as our way of being fair and reasonable.
  • Should you need to cancel please talk with us about your circumstances. 
  • We no longer accept Covid or last minute flight cancelations within the 7 days. Flight cancellations should be covered by your travel insurance policy.
  • We always try to be fair and reasonable.

Check in and Check Out

  • Check out is about 10.30am. If you require something different, just let us know.
  • Check in is generally from 2.30pm to 6.30pm, but we’re happy to be flexible.  
  • Please make contact with us if you plan to check in after 7pm. 
  • We appreciate it greatly when guests call us enroute to advise us what time they expect to arrive to us.
  • PLEASE NOTE. The address to find our Top Carpark Entrance is 21 Brind Rd, push the doorbell when you arrive.

Gift Vouchers

  • Please make contact with us if you wish to purchase a gift voucher as these are individually customised and sent you via email.


  • Breakfast is generally served from 8am and concludes about 9.30am
  • Please let us know if you have any major dietary requirements when booking.
  • We have vegetarian, gluten free, and non-dairy milk options.
  • If you do not want breakfast, please let us know the day prior.
  • If you’re staying at Arcadia Cottage, breakfast is optional for $25 per person. Please let us know the day before if you’ll be joining us.

Room and Linen Service

  • All travellers have different requirement during their stay. Please talk with us in regard to your room servicing and bathroom linen while you are with us.
  • We change bathroom linen every two days as we rely on tank water
  • Bed making is optional for you as we appreciate some guests like their privacy. 
  • Guest beach towels are available for you to use.
  • We have a small supply of non-feather pillows. If you require these please let us know when booking.

Additional Amenities

  • We Have An EV Charging Station.
  • Our kitchen has a lovely selection of local coffee, teas and home baking. 
  • We have fridge to store your snacks and refreshments.
  • We’re happy to print and scan documents for you.
  • An iron & ironing board are available in the lodge and cottage.
  • WiFi is free and available throughout the lodge and cottage.
  • We are sorry, we do not have rollaway type beds for additional guests in your room.
  • Our main carpark has room for one car per room or suite. and have additional parking options if required. 
  • Boat parking may not be available during busy times, but make contact prior so we can source a solution for you.
  • If you have limited mobility, please let us know so we can best advise you what room might best work for you. we are able to source some mobility equipment to use while you are with us.

General Conditions

  • If you are unhappy or unsure about anything, please don’t hesitate to let us know so we can make things right. 
  • We understand accidents happen, but if something is significantly stained, ruined or broken we may requirement additional payment to clean, repair or replace the item. 
  • We do not disclose guest or booking details to third parties, except as required by law.
  • Credit card payments are processed through the secure Stripe account and do incur a transaction fee of 3.5 %.
  • No credit card information can be accessed by others as we are PCI compliant.


  • Children over 12 are welcome at Arcadia Lodge.
  • For Arcadia Cottage guests, we offer flexibility to younger children when staying during off peak seasons.
  • Please contact us prior to booking if you have children as some conditions apply.
  • Our optional cottage breakfast served in the lodge may not be available if you have younger children, so other guests are not disrupted.
  • Very sorry we do not have highchairs or portacots


  • Arcadia Lodge and Cottage - including the decks are smoke-free environments, but guests are welcome to smoke in the carpark.


  • Unfortunately, we don’t allow pets due to guest allergies. 

Guest Laundry

  • We run on tank water so we cannot offer a full guest laundry service. Talk to us for other nearby options.
  • We have drying racks and irons in the cottage and lodge.
  • Due to significant damage to our historic house we ask you not to put wet washing in your rooms or bathrooms and we are happy to assist you to get the laundry services you need while on holiday.
  • Beach towels are available on request.
